Part 8 Planning Permission – Muirhevnamore, Dundalk

In accordance with provisions of PART XI of the Planning Acts 2000 (as amended) and Part 8 of the Planning and Development Regulations 2001 (as amended), notice is hereby given that Louth County Council proposes to:

Carry out the development of 11 No. residential units and all associated/ancillary works on lands north of Tom Bellew Avenue in the Muirhevnamore Estate, Dundalk, Co. Louth.

 

The development will comprise the following;

Site ‘1’ (0.10ha)

  • 1 no. 3-bedroom single-storey dwelling
  • 1 no. 2-bedroom single-storey dwelling
  • New design to accommodate a more sustainable rear access for existing Residents. These new rear access areas are to be managed, controlled and well-lit
  • All associated landscaping and ancillary/site development works

Site ‘2’ (0.17ha)

  • 3 no. 3-bedroom two-storey dwellings
  • 1 no. 2-bedroom single-storey dwelling
  • New design to accommodate a more sustainable rear access for existing Residents. These new rear access areas are to be managed, controlled and well-lit
  • All associated landscaping and ancillary/site development works

Site ‘3’ (0.29ha)

  • 4 no. 3-bedroom two-storey dwellings
  • 1 no. 2-bedroom single-storey dwelling
  • New design to accommodate a more sustainable rear access for existing Residents. These new rear access areas are to be managed, controlled and well-lit
  • New pedestrian/cycle route from Villas 2 to Inner Relief Road/N52
  • All associated landscaping and ancillary/site development works

In accordance with Article 81 of the Planning and Development Regulations 2001-2018, Louth County Council has concluded from a preliminary examination pursuant to the provisions of article 120(1)(b)(i) of the Planning and Development Regulations 2001-2018 that there is no real likelihood of significant effects on the environment arising from the proposed development and that an Environmental Impact Assessment is not required.

In accordance with the provisions of article 250 of the Planning and Development Regulations 2001 to 2019, Louth County Council has carried out a screening of the proposed development to assess, in view of best scientific knowledge, if the development, individually or in combination with other plans or projects, would be likely to have a significant effect on a European site.  Accordingly, Louth County Council has determined that the proposed development would not be likely to have a significant effect on a European site.

Where any person considers that the proposed development would be likely to have significant effects on the environment, he or she may, at any time before the expiration of 4 weeks beginning on the date of publication of this notice, apply in accordance with the provisions of article 120 of the Planning and Development Regulations 2001-2018, to An Bord Pleanála for a screening determination as to whether the development would be likely to have such effects.

Plans and particulars of the proposed development may be inspected or purchased, at a fee not exceeding the reasonable cost of making a copy, from Tuesday 23rd November 2021 until Tuesday 21st December 2021 (inclusive) at the offices of Louth County Council between the hours of 9.00am and 5.00pm (Monday to Friday) at both Louth County Council, Town Hall, Crowe Street, Townparks, Dundalk, Co Louth,A91 W20C and Louth County Council, County Hall, Millennium Centre, Saint Alphonsus Road, Dundalk, Co Louth, A91 KFW6 and also at www.louthcoco.ie.

Submissions or observations with respect to the proposed development, dealing with the proper planning and sustainable development of the area in which the development would be situated, clearly marked “Part 8 – Muirhevnamore Phase 1, Dundalk” may be made in writing to the undersigned at either Louth County Council, Town Hall, Crowe Street, Townparks, Dundalk, Co Louth,A91 W20C or Louth County Council, County Hall, Millennium Centre, Saint Alphonsus Road, Dundalk, Co Louth, A91 KFW6 or by email to Muirhevnamore@louthcoco.ie before 5.00pm on Tuesday 11th January 2022
